The Airbnb host's linen guide: sets, turnover, and what to outsource

Fold Laundry · Updated September 27, 2026 · 5 min read

Linens are the part of hosting nobody prices in until the first same-day turnover, when the sheets from the 11 AM checkout need to be on the bed by 3 PM and the washer takes ninety minutes. Here is the arithmetic, and the way experienced hosts in Los Angeles and San Francisco set it up.

How many sets

The rule of thumb is three sets per bed and three towel sets per guest: one on the bed, one clean in the closet, one in the wash. Two sets works only if you never have back-to-back reservations, which in Venice or the Mission you will. For a one-bedroom that sleeps two: 3 sheet sets, 6 bath towels, 6 hand towels, 6 washcloths, 3 bath mats, plus a spare duvet cover and mattress protector. Buy white; it can be bleached and any set matches any other.

The same-day turnover problem

A home washer and dryer handle one set in about two hours if you're standing there. Two units, or one unit with a mid-stay change, and you are laundering all afternoon or paying a cleaner to. Most hosts solve it one of three ways: an oversized inventory so nothing is washed on turnover day, a laundromat drop with the cleaner, or a laundry service that swaps sets. The first costs closet space, the second costs cleaner hours, the third costs per turnover.

What a laundry service does for hosts

Fold's host program works like this: the cleaner bags the used set at checkout, our driver collects it and drops a clean, folded set in the same visit (or before check-in), and the used set goes to our own facility for a hotel-grade wash. Portfolio hosts get a dedicated rotation inventory tracked per property so a turnover never waits on a wash. Billing is per turnover on one monthly invoice, net-30, with per-property detail — no tips, no surge on holiday weekends. We run this in Los Angeles and San Francisco.

When it pays for itself

Count your cleaner's laundry hours. If your cleaner spends 45–60 minutes per turnover on washing, drying and folding (they usually do, and they bill for it), outsourcing typically costs about the same and gives you a cleaner who finishes an hour earlier — which is the difference between a 3 PM check-in and a 4 PM one. Above three or four turnovers a week, it is cheaper outright.

Small things that get reviews

  • Hotel-fold the towels; guests notice.
  • Hypoallergenic, unscented detergent. Scented sheets are the most common linen complaint.
  • Photograph the made bed each turnover — it settles damage disputes.
  • Retire a sheet set after about 100 washes, or when the first pill appears; guests photograph pilling.
